Buyers show more interest in small pieces of land
The opportunity to buy small pieces of land was the main attraction for visitors to the four-day REHAB Summer Fair-2015 that concluded yesterday.
People with limited income mainly searched for low-lying lands adjacent to Dhaka because of the comparatively lower rates than lands located in
the capital.
Shamsur Rahman, who works in a private bank, was one such prospective buyer. “I prefer buying land instead of a flat because soil is more valuable to me than bricks. But because of the high price of land in the capital, it is tough to afford for a job holder like me. That is why I have come to the fair to search for a land being offered at an affordable price by the realtors,” Shamsur told The Independent.
Samira Tasmim, a housewife who lives in a rented house at Jigatola, had a similar reason to visit the fair. “We have to pay a huge amount of rent for the flat we are living in and the demands of the flat owner have been increasing every year. Most of our monthly income goes to the house owner’s wallet,” she said.
“My husband has sent me to
the fair to search for a suitable piece of land for our family as many realtors are participating here under one roof and we also have the chance to know the lands on offer and compare the prices between the various companies,” she added.
On their part, the developers and realtors offered lucrative prices, discounts and various gifts for on-the-spot purchase.
“We mainly targeted the small and medium-sized families with limited income. We think it is the right time to buy small lands in different locations near the capital as the prices are low,” said Sabbir Rahman, senior marketing officer of Swadesh Properties Limited.
Several realtors in the fair offered a large number of small and medium-sized lands at Purbachal, Beraid, Uttarkhan and Rupganj. Anwar Landmark offered small lands starting from 4.95 decimals to 8.25 decimals at Purbachal, Beraid and Narda. The price of a 4.95-decimal land ranged from Tk. 12 lakh to Tk. 30 lakh.
Mohammadi Developers Ltd. has various lands at Gazipur, Narayanganj and Purbachal. Some of their land projects have been completed while a few are near completion.
“We have many small size lands to sell at different locations near Dhaka. The land sizes range from 4.95 decimals to 16.5 decimals. We are offering discounts as well as help to get bank loans for purchase of land,” said ASM Shahnewaz, assistant manager of Mohammadi Developers Ltd.
The REHAB fair had started on June 9.
